NIE number in Spain: what a UK property buyer needs to do
Arrange the identity number, banking and transfer of funds before the purchase reaches completion. This guide shows what to confirm at each stage and where to check the official rules.
Start the NIE application early, ask your bank what it needs to receive and release the purchase money, then obtain a written completion statement before transferring funds.
Apply for an NIE
The NIE, or Número de Identidad de Extranjero, is the identification number assigned to a foreign person for dealings with the Spanish administration. It is used on property and tax paperwork. It identifies you, but it is not proof that you live in Spain.
If you are still in the UK, ask the Spanish consulate responsible for your place of residence whether it accepts NIE applications and how appointments work. If you are in Spain, check which police office handles foreigner documentation and whether you need an appointment. A representative may be able to apply under a suitable power of attorney.
- Use the current application form specified by the office handling your request.
- Follow that office's instructions for your passport, copies and proof of why you need the number.
- Check the current fee, payment method and appointment rules before attending.
Official starting points: Gobierno de España administration portal and the Boletín Oficial del Estado. The office processing the application gives the final document checklist.
Prepare a non-resident bank account
A Spanish bank account may be useful for purchase payments and later household bills. Ask the bank whether it can open the account for a non-resident and exactly which identity, address, tax residence and source-of-funds documents it requires. Do not assume that an account opening is complete until the bank confirms that it can receive and release the amount involved in your purchase.
Ask for written answers to the points below. Banks set their own checks and fees, so compare the actual terms offered to you.
| Question for the bank | Why it matters | What to keep |
|---|---|---|
| Can the account receive the purchase funds? | The bank may need to review where the money came from before it is usable. | Its document request and confirmation |
| How can the completion payment be made? | Your lawyer and bank need time to arrange the agreed payment method. | Payment instructions and cut-off details |
| Which charges apply? | Account, transfer and currency conversion costs depend on the provider and transaction. | The current fee schedule |
Bank requirements and charges vary. Check the provider's current terms before transferring money. You can also view the Wise website when comparing ways to move pounds into euros; pinspain.com has no affiliate arrangement with Wise.

Enter the agreed price and the tax and fee figures supplied for your property.
Arrange the cash needed on completion day
Completion day cash is not simply the purchase price. Your own final figure should come from a written statement prepared for the transaction. It should show the agreed price, any deposit already paid, confirmed purchase taxes, professional and registration costs, mortgage funds if applicable, and any other amount due at completion.
- Collect the figures.Ask your independent lawyer, notary, lender and any other professional involved for written amounts tied to the property.
- Reconcile the statement.Check that the deposit already paid and any mortgage funds are deducted correctly, and that the buyer names and NIE details match the purchase documents.
- Move the money in time.Follow your lawyer's and bank's instructions. Allow time for currency conversion, source-of-funds checks and the agreed completion payment method.
Do not transfer purchase money from instructions received only in an unexpected email. Confirm the recipient and account details through a separate contact method already agreed with your lawyer or bank. This guide is general information, not legal, tax or banking advice.
Questions from UK buyers
Is an NIE the same as Spanish residency?
No. The NIE is an identification number used in dealings with the Spanish administration. It does not by itself prove that you live in Spain or give you residence rights.
Can I apply for an NIE from the UK?
Ask the Spanish consulate responsible for your UK address whether it accepts applications and how to book. Check its current form, evidence and payment instructions before attending.
Do I have to open a Spanish bank account?
Ask your independent lawyer how the purchase payment and later property bills will be handled in your case. If you open an account, confirm that it can receive and release the purchase funds before relying on it for completion.
How much cash should I send for completion?
Use the final written completion statement for your transaction. It should account for the price, deposit already paid, mortgage funds if any, taxes, fees and other confirmed amounts. Do not rely on a general percentage.
