Key point

A resale home in Andalusia uses the regional transfer-tax rate. A new home has a different tax calculation, so choose the property type before comparing totals.

How to use the figures

For a resale home, multiply the taxable purchase amount by the applicable transfer-tax rate. For a new home, stamp duty is only one part of the tax bill, so the €303,600 line above is not an all-in buying total.

Notary, Land Registry, legal work, financing and any property-specific costs belong on separate lines. Use the calculator with your own purchase price, then ask the professionals handling the transaction to confirm the final amounts.

Before relying on an estimate

A planning result helps you set a cash target. It does not confirm the legal condition of a particular home or replace the figures prepared for completion.

  1. Enter the agreed price.Do not substitute an asking-price average or a price from another property.
  2. Select resale or new build. The applicable taxes differ, so this choice changes the calculation.
  3. Request final figures.Ask your lawyer and notary to confirm the transaction-specific tax base, charges and invoices before signing.

The worked example explains the arithmetic. It is not a quote and is not legal, tax or mortgage advice.

Questions about Marbella buying costs

Is €300,000 an average Marbella property price?

No. It is only the reference input used to show the calculation. Enter the price of the property you are considering.

Do transfer tax and stamp duty both apply to the same purchase?

The worked transfer-tax figure is for a resale home. The stamp-duty figure belongs to the new-home calculation. Select the correct property type before using either result.

Does the worked total include every buying cost?

No. The figures isolate the stated taxes. Use the calculator for a broader planning estimate and obtain final transaction figures from your lawyer and notary.
