Every cost line, in order

These are the main costs on a resale purchase in Andalusia. Tax rates come from the law. Fee figures are our estimates for a €300,000 home, and yours depend on the property and the professionals you choose.

What this means for a buyer

On top of the purchase price, budget about 9% for taxes and fees: roughly €26,000 to €28,000 on a €300,000 home, using the figures above. A non-resident buyer can usually borrow 60% to 70% of the price or valuation, so the cash needed on completion day is higher than the deposit alone.

7%

Transfer tax

The main tax on a resale home in Andalusia, applied to the higher of the price or the taxable value.

60% to 70%

Mortgage for non-residents

Spanish banks typically lend 60% to 70% of the price or valuation to non-resident buyers.

Questions buyers ask

Do I pay ITP or VAT in Andalusia?

On a resale home you pay ITP at 7%. On a new build you pay VAT at 10% plus stamp duty (AJD) at 1.2%. Ask an independent professional which rates apply to the property you are buying.

Who pays the notary and registry fees?

On the purchase deed the buyer usually pays them. The fee depends on the price and the length of the deed, so ask for a written estimate before booking.

Is the gestoria mandatory?

No, but many buyers use one to handle the paperwork with the administration. Their fee is a market price, not a set tariff, so compare two or three before choosing.

Where can I check the rates?

The ITP and AJD rates are in Andalusia's Law 5/2021, published in the official state bulletin (BOE). The notary and registry figures are our estimates. Your lawyer confirms the exact amounts for your purchase.
